    Managers end of summer report 2013

    Hello Palm Worth Shareholders. It has been a long busy summer here at Palm Worth.  Due to some rain delays, the beam and railing project should be coming to completion in the next couple of weeks and the building maintenance will be back on a normal routine.  For those full time residents it has been a long, noisy, dust, messy summer. Kevin has been back to work since July and I am very pleased to have him here.  Both of the old dumpsters were rusty and have been replaced with new ones. Both elevators have new lights installed. The wooden overhang on the front of the clubhouse has been removed.  The electrical rooms and maintenance door have been ordered and will be replaced and brought up to code. Since they are not standard size doors they had to be special ordered and the job should be completed in a couple of weeks. The women’s bathroom has a new higher toilet and a hand rail has been installed. All of the shut off valves in each apartment have been replaced with a ball valve by Wards Plumbing.  If your valve is not where it was in the closet, it is on the other side of the wall in the water heater closet. If you cannot find your valve or are unsure how to use it, please contact Kevin or Marcy. The annual fire alarm test is scheduled for October 23rd beginning at 9:00 a.m. They have to access each apartment and the test is expected to take between 3 and 4 hours. It is very loud so you may want to have plans to be somewhere else. The seagrape along the ocean has been rimmed as well as all of the coconut and sabal palms.

  • Special Notice to Shareholders

    Special Notice to Shareholders

    GEM Property Management, Inc., as you know from the last board meeting, resigned as the Palm Worth property management company effective May 31, 2013.  The Palm Worth Board became aware and was told yesterday, May 2, 2013, that Robert Bucchere, the owner of GEM, turned himself into authorities, having been charged with stealing almost $62,000 from Wellington Arms Condo Association.
    Palm Worth Auditors, Hafer & Company, Certified Public Accounts, have completed the Palm Worth annual audit for Dec. 31, 2012, and they assure us that Mr. Bucchere did not take any money from Palm Worth in 2012.  Mr. Bucchere has not been a signer on any of the Palm Worth accounts since the Palm Worth annual meeting in Feb. of this year.  Additionally a review of our bank statements shows that he did not sign any checks in 2013 for Palm Worth. The Board also implemented two signatures required on all checks starting in Feb. of this year.  As an additional precaution, the Board has instructed our auditors to perform a cutoff audit of our financial records as of this date to double check that there has been no fraud or funds stolen.
    The Board has also asked Mr. Bucchere to resign immediately as the Palm Worth property manager and he has agreed to do that.
    In light of the fact that the contract with GEM was going to expire at the end of May, Board members Jim Apostolico, Marian Day & Glenn Keller, have been talking with Marcy Cresswell, the GEM assigned licensed property manager who has been on site at Palm Worth for the past two seasons, about becoming Palm Worth’s property manager.  Ms Cresswell has formed a property management company of her own, called Cresmarc Property Management, Inc..  Palm Worth is working on putting together a short term contract with Cresmarc, running into this coming fall, at which time the Board will interview and obtain bids from several management firms, including Cresmarc, to determine what is best for Palm Worth.
    If you are a stockholder who mails your monthly maintenance fee, please discard the supplied envelopes and address a new envelope to Palm Worth, Inc., 2850 S. Ocean Blvd., Palm  Beach, FL, 33480, attention Manager.  If you make your payment online thru your bank, please contact your bank and have them change the mailing address to Palm Worth, Inc., 2850 S. Ocean Blvd. Palm Beach, FL 33480, attn. Manager.  Stockholders that have Palm Worth deduct your monthly payment from your bank need not do anything.  As I’m sure you have been doing in the past, continue to make your checks payable to Palm Worth, Inc.
    The Board is providing this information to keep you informed, not to cause you undue concern.  At this point there is no indication that any Palm Worth assets were involved.  Your Board will continue to keep you informed on the results of the cutoff audit and any other developments should they arise.

    1. CALL TO ORDER

    Meeting called to order by Glenn Keller, Board President at 2:00 p.m.

    2. ROLL CALL/ PREVIOUS BOARD MEETING MINUTES

    Quorum of the Board was present and verified. Building Manager Marcy Cresswell, LCAM was present along with several shareholders. Marian Day moved that we waive the reading of the January 15, 2013 minutes and that they be approved. Second by Juanita Leary and approved by all.


    3. TREASURERS REPORT

    Jim Apostolico gave the following treasurers report based on the February 2013 financials, the numbers from the Treasurer’s Report are:

    $117,615 – In our Operating account

    -$27,746 – Prepaid Assessments

    $89,861 – Available cash

    -$40,000 – Recommended held for emergency by Auditors

    $49,861 – Cash available for use

    Budget, End of February

    Expenses incurred – $52,693

    Budget amount – $50, 320

    Over Budget – $2,373 (@ 5%)

    Jim Apostolico read a letter from an attorney of one of the shareholders who is several months delinquent requesting additional time to settle the estate. Motion made by David Gerwig to send a letter responding stating that the Palm Worth procedure will be followed if payment is not made on account, second by Marian Day and all in favor.4.

    OLD BUSINESS

    Marian Day moved to approve the following items previously approved by e-mail vote:

    A. Change stock certificate for 206 from Ruth Overhiser to George Robert Overhiser Jr. and Sharyl Stark Overhiser as joint tenants with right of survivorship, second by Tom Wallis and approved by all.

    B. Approve A/C installation for the following units: 102, 512, 208 second by Tom Wallis and all in favor.

    C. Approve installation of hot water heater unit 513, second by Tom Wallis and approved by all.

    D. Approval to re-sign the contract with Gem Property Management, LLC to Gem Property Management, Inc. second by Tom Wallis motion passed with Linda Brennan voting no. Linda Brennan wanted a letter from Gem regarding old contract and requested a Bond.

    E. Approval to hire Slider Engineering for railing project, second by Juanita Leary and all in favor. Juanita will have the engineer look at all the windows and the walls.

    5. NEW BUSINESS

    A. Glenn Keller discussed FDIC rate change to $250,000. Tom Wallis moved to transfer money to keep maximum amount in accounts at $250,000 at any one bank, second by Linda Brennan and all in favor. After reviewing interest rates for CD’s and money markets from 4 different banks Linda Brennan moved to use Wells Fargo, second by Juanita Leary and approved by all.

    B. Board discussing amending property management hours to allow for more flexibility. Juanita moved to amend contract hours, second by Marian Day and all in favor.

    C. Juanita discussed starting a committee to discuss long term project of removing privacy wall in front of clubhouse. Sue Keller volunteered.

    D. In response to a shareholder question at the annual meeting, Glenn Keller reported that under Florida law coops cannot have term limits for its Board members.

    E. Tom Wallis will work with our property manager and maintenance people to standardize the annual maintenance of our Porch Window.

    6. SHAREHOLDERS QUSTIONS AND COMMENTS

    • Reminding all shareholders to return carts promptly after using them.

    • Recycle bins have been changed. Reminder to put items in correct bin.

    • All shareholders must have all guests sign in even family members whether you are present or not.

    7. ADJOURNMENT

    David Gerwig moved to adjourn at 3:30p.m second by Jim Apostolico and approved by all.

    PRESIDENT’S ANNUAL REPORT

    PALM WORTH COOPERATIVE

    FEBRUARY 19, 2013

    The Board of Directors and I want to welcome all Shareholders to the 2013 Annual Meeting.

    I would like to begin this report by thanking all of my fellow Board Members for their work and efforts during 2012. Each of these Board members have specific responsibilities and work many hours ensuring that Palm Worth is run smoothly and is financially stable. I thank each of them for their contributions.

    2012 Work

    On your return this year, I trust you found Palmworth looking as beautiful as ever. During the summer, John Self worked very hard to make improvements on our interior walkways. This saved us a considerable amount of money, as opposed to a very expensive reconditioning by a contractor. Also the south side was brightened up with a new fence and gates. This improvement should give us many years of service.

You will find past Minutes, Bylaws, etc. We will continue to update it, so that all new information will be available to each of you as quickly as possible. I thank Mike Moffit for all his work with the website.

    Financially, Palm Worth is in excellent shape. Our annual audit of the books again showed a positive report. Our budget has remained the same and that is why your monthly maintenance has remained the same for the last three years. This is due to the Board staying within or below our budgeted amount for our projects in 2012, reducing segments of the budget in 2013, and covering other projects with our reserves for this year. Out of 67 units, we have only one foreclosure which we are pursuing with legal action.

    2013 Work

    In 2013, we are considering replacing the water shut off valves in each apartment. This is to keep the plumbing system current, and up to date, and for improved safety against water leakage. We are also looking at replacing more of the concrete railings that are in bad shape. Probably around 25 need replacement, mostly on the West end and Stairwell. A building over 50 years old needs continual monitoring for deterioration and to keep up with repairs as they are needed. The building takes a major beating from salt and wind because we face the ocean. There is a cost for this and we are constantly reviewing the required maintenance to ensure the building withstands these elements.

    During 2012, we a lost two of our long time shareholders, Ruth Overheiser and John Durkin. Ruth and John were fixtures at Palmworth, and will be deeply missed. Our sympathies go out to Ruth’s daughter Cindy and son Bob, and to John’s wife, Catherine. We want to also extend our sympathies to all shareholders who have lost family members and friends during this past year.

    Now some special thanks to our Board members, our friends at GEM Property, John Self, Kevin Brocious, and our Committee Members.

    Board Members:

    Juanita Leary – Juanita is my Vice President. She has been a tremendous asset to me and the Board. Besides her duties as Vice President, she is the Chairperson of the Beautification committee, her work to keep Palmworth looking great with fantastic greenery and just a beautiful spot to live, is greatly appreciated.

    Tom Wallis – Tom is the Secretary of the Board and oversees the Minutes of each Board Meeting. He also works with Marcy on the proprietary leases, the stock certificates and the trusts. Tom also did a great job updating the House Rules. Wally has been a stalwart on the Board for years.

    Glenn Keller – Glenn is the Treasurer of Palm Worth. Glenn works closely with Marcy and Amanda Shade, our Accountant, on our budget and monthly financials. Glenn’s knowledge and expertise in financial matters, is a great asset for us all.

    Linda Brennan – Linda is one of our directors. She has served in many officer positions on the Board. She helps us to deal with the legal matters that we face at Palmworth, and does a great job working with contracts.

    David Gerwig – David oversees the landscaping committee and is responsible for choosing the beautiful flowers and shrubs you see here in Palmworth. This takes a lot of time and effort and his work is appreciated by all. David also helps with issues dealing with the building and the Parking lot.

    Marian Day – Marian just completed her first year on the Board, and what an asset she has been. Always willing to help, she kept the flowers looking great while most of us were away for the summer. Marian also oversees the Social Events here at Palmworth.

    Gem Property

    Robert Bucchere – Robert is Vice President of Gem Property, the property manager at Palmworth. He has handed over his onsite duties to Marcy Cresswell, and GEM is contracted to be our Property Management Company through 2014.

    Marcy Cresswell – Marcy came to Palmworth from GEM Property. She Is one site here every day, Monday through Friday, to make sure the Property operates properly. Marcy is quickly becoming a fixture here, and is a tremendous asset to myself and the Board. Thanks for all you do, Marcy.

    John Self – John works diligently to ensure that Palm Worth remains beautiful. We all appreciate him and thank him for all that he does. John will have an operation on his foot in February, and will be out for about 6 weeks. We surely will miss you John, get well soon.

    Kevin Brocious – Kevin joined us last year, and has done a fantastic job. Kevin has become a friend to all of us, and works with John, during the season. He is a real asset, and is always willing to help.

    Committees

    Palm Worth does a lot of its work through its committees and the volunteers who give their hours to this community. Our shareholders who volunteer are an important part of why this community functions so well. There efforts help us to keep our costs down and encourages all of us to help our neighbors.

    Beautification Committee

    David and Vickie Gerwig and Juanita Leary are responsible for choosing the beautiful flowers, newer shrubs, poolside containers and the containers around the clubhouse. David and Vickie go out to nurseries and choose these plants and have them delivered. Juanita and Vickie have worked closely with our landscapers to ensure that our grounds stay healthy and beautiful throughout the year. We also don’t want to forget all of the volunteers who have helped to water the plants around the pool. Thanks to each of you for this very important work.

    Social Committee

    We have had many successful parties this past year revolving around the 50th anniversary of Palm worth. They include cocktail parties, a bus trip to the casino, and a Dinner at Coco Pazio. I thank each and every one on this committee for their creativity and work throughout the season. Special thanks go out to Sue Apostolico, Sue Keller, and Carol Boyle. The Golf Tournament run by Tom and Jeannie Wallis, The Christmas Party, run by Barbara Koehl and Shirley McKinney, and the Wednesday socials at the pool, were also very successful.

    Citizen’s Association

    Special thanks to David Hobson, Bill King and Mike Mellquist who have worked closely with the Citizen’s Association this year. All three of these gentlemen attended each of the meetings and represented Palm Worth throughout the season.

    In closing I would like to thank all of our shareholders for their help and support this past year. Palm Worth continues to be magnificent building in a spectacular setting. This can only be accomplished by the efforts of the entire community and so many of you have been a part of that. It has been an honor to serve as your President.
